BEFORE STARTING

It’s important to take the following into consideration before starting the building process of a new home:

• Ensure all costs mentioned below fits into your budget; should you be building on a cash basis or financed/partly financed. The key word is budget.  
• Should the client decide to make use of Philcon to build their new home; all matters pertaining to the process are open for discussion.

SELECTING THE BEST PIECE OF LAND

 When looking for the ideal piece of land to build on, always consider the following:

• Ground conditions slope – a poor base could make building expensive. Slope could greatly affect the building costs as well as the subsoil conditions
• Zoning – should you wish to sub-divide at a later stage, it’s important to at least consider the zoning of the land before purchase.
• The house on the stand needs to fit together. Before purchasing land, try and visualise how a house could fit onto the piece of land. Consider orientation, local regulations in terms of boundaries and allowed stories, privacy and more
• Traffic – would traffic noise negatively affect your lifestyle? Also consider whether traffic lights would affect your house
• Most important is to be a pain and find out as much as you can before your purchase. Choosing the correct stand is almost as important as choosing the right builder, so take your time and it will be well worth the effort.

COSTS TO CONSIDER WHEN BUILDING

Hidden costs are one aspect that will seriously affect your building experience. We try and guide you through the process as well as you can but it’s important to try and consider everything before getting started. Some cost not to forget includes:

• Cost of the property
• Deposits
• Cost of bond registration
• Registration of property into your name and any transfer fees payable
• NHBRC [National Home Builders Registration Council] enrollment fees
• Fees to HOA [Home Owners Association] if applicable
• Professional fees for the likes of architects, engineers, quantity surveyors, project managers and more.
• Insurance costs
• Contingencies. – always plan for the unexpected and try make provision for some contingencies
